Our reports
- Our reports are detailed, comprehensive and computer generated.
- (they are not a tick-box style of report with little detail and generic information)
- They include digital photos along with detailed information so clients have a complete understanding of possible problems and faults the inspected property may have.
- In most cases the report is available on the same day as the inspection.
- With our Pre-Purchase inspection service, arrangement for access to the property with the associated Real Estate Company is also included.
- Our on-site time is usually between 1.5 and 2.5 hours depending on the size of the property.
Included in our Pre-Purchase Reports
- Inspection of internal and external walls using Australian Standard 2870-1996 as a guide to assess cracking and movement.
- Inspection of internal and external roof areas where accessible.
- Moisture testing to walls.
- Areas of plumbing and electrical including smoke detector compliancy.
- Identifying areas of the building that may contain asbestos.
- Inspection of bathroom, toilet and laundry areas for general dampness, including the condition of tiling and the detection of leaks in shower alcoves.
- Inspection of the site area including, storm water drainage, site drainage, fencing, retaining walls, verandahs, trees and garden areas that may have an impact on the building. A general soil description is provided. (inner metropolitan areas only)
- If during the inspection termite damage or activity is found it will be included in the report. Our standard reports do not include termite inspections but this can be arranged on request.
- Most importantly, we take the time to explain all aspects of the inspected property, including necessary repairs so that our clients can make an informed decision on the purchase of their new home.
Inspection costs
Pre-purchase inspection costs for detailed written reports generally range from $300 to $450 depending on the house size and travelling time. Verbal reports are also available at a reduced rate.
Other services
Richard offers a range of building related courses periodically at the WEA Centre (Workers Educational Association) in Adelaide including a home inspection course to help potential home purchasers to understand basic construction methods and identify obvious problems when considering the purchase of a house.
