Some examples of building faults found during current pre-purchase building inspections. Some faults were in areas that would not be visible to a potential home purchaser. A professional pre-purchase home inspection covers many areas of the house including the internal roof space area.
Inspection of the internal roof space area found the ceiling down lights did not have sufficient space between the ceiling insulation and the body of the lights. The incorrect installation of down lights and insulation fitted in ceiling areas have known to cause house fires.
The air conditioning ducting fitted through the ceiling area was in poor condition. Deterioration to the outer cover of the ducting contributed to an inefficient air conditioning system. Replacement of the ducting was required.
Inspection of the external house walls found significant distortion to the upper wall area on one side of the house; this was due to partial collapse of the roof framing pushing the wall outwards. Significant repairs were required.
From October 1 2009 all properties for sale containing a swimming pool (no matter when the pool was built) must have fencing or barriers that meet the current safety requirements. In this picture the boundary fence (grey fence), lower rail was fitted at a height that created a climbable area into the pool enclosure rendering the fence barrier non-compliant. Rectification was required.
